Full Throttle for a Full-Hearted Cause


The Race for Change, organised by the inspiring Ray Charmak of River Oaks Homes, will take place on June 5th at 5:00 PM at Team Karting in Lancing. Ten teams will hit the track for a high-octane, two-hour Le Mans style team challenge, all with one powerful mission: to raise vital funds for Esteem, a local charity championing the wellbeing and potential of young people.

Ray, a passionate advocate for youth support and long-time client of Oakley Property, is currently leading exciting developments at Southdowns Park, in collaboration with our Lewes Property Hub.

Why We Race


David Beaken, Director at Oakley Lewes and a dedicated supporter of Esteem, shared his excitement:

Ray’s commitment runs deep. His personal journey moving from India to the UK at age 9 after the loss of his father has shaped his passion for creating opportunities for those who need them most. Guided and inspired by his stepfather, Maurice Charmak, Ray learned the power of mentorship. He knows not every young person has someone like Maurice in their corner – which is exactly why Esteem’s work is so important.

Meet Esteem: Empowering Youth, One Step at a Time


Esteem supports young people aged 14 to 26, offering a safe space to grow, connect, and thrive. Through group activities, one-to-one mentoring, and community engagement, they help young people build confidence, resilience, and purpose.

Ray’s initiative, Equal Footings, is now part of Esteem. It focuses on helping young adults who’ve experienced homelessness find pathways into the construction industry – a meaningful bridge toward stability and self-reliance.

This year’s Race for Change has one big goal: to help Esteem secure a permanent home – a vibrant, safe space where young people can continue to access the life-changing support they deserve.

Hove Lagoon hosts what we think is world’s greatest paddle boarding relay racing tournament. 40 teams of 4 racers, cheered on by their families, friends, work colleagues and bemused members of the public to compete for silverware and kudos, and most importantly raise much needed funds for local charities.

It all started over a year ago when Andy and David signed up for the Run To The Sea 50km Ultramarathon in support of local charity Esteem. Training was on track, spirits were high, and the fundraising had started. They hit their first target of £1,000 pretty early on and decided to raise the bar to £2,000, which they were close to reaching.
