The former Lewes Bus Station has been brought to the market by joint agents Oakley Property and Vandermolen Real Estate.
Occupying a prominent corner at the junction of Eastgate Street and East Street, the site extends to approximately 0.5 acres and sits between Lewes town centre, the Phoenix Quarter and the planned Eastgate Wharf development.
The existing bus depot was built in the 1950s and has been vacant since 2022. Full planning permission has now been granted for its demolition and the construction of a mixed-use development.

The location is likely to be one of the scheme’s main strengths. Lewes High Street, Cliffe, Waitrose and the railway station are all within easy reach. Direct trains run to Brighton, Gatwick Airport and London Victoria, while the A27 and A26 provide good road connections across Sussex.
Planning consent was granted under reference SDNP/23/02973/FUL.
The completed Section 106 agreement includes two one-bedroom apartments to be provided as First Homes, along with transport, drainage, landscaping and estate management requirements.
