As a well established agent we have seen house-hunters change how they search, from peering into shop windows and thumbing through papers to scrolling through portals. But the latest shift has come quicker than expected, potential buyers are bringing artificial intelligence into the conversation. And not just to browse listings!


A New Kind of Buyer Conversation


A few weeks ago, our Lewes Director David was meeting a first time buyer at one of our New Apartments at Circus in Burgess Hill and at the end of the viewing he pulled out his phone to look at the list of questions he had prepared. Nothing new there, David thought until the chap said their list came from an AI tool they'd used to prep for the viewing. The questions were... precise. Not just the usual “whats the flooring, where are the bathrooms from?” but things like: “What are the local broadband speeds, are there any further planning applications?” or “what exactly does the warranty cover?”
This wasn’t just curiosity it was strategy. And it made David realise: the AI-assisted buyer is here.

Smarter Questions, Stronger Confidence


Most buyers know the big-ticket questions about schools, transport links, or garden size. But AI can help people think beyond the obvious. And lets be honest, if you are a first time buyer you have never done this before, so nothing is obvious! It nudges people to ask about noise pollution, light levels at different times of day, planning permissions nearby, or even council tax band changes.
That level of detail does two things:

Gives buyers confidence — They feel more prepared, and less likely to suffer from “buyer’s regret.”
Creates more transparent conversations — When buyers ask smart, informed questions, it encourages us as agents to provide better, clearer answers. And from our side, we welcome it. An informed buyer is usually a serious buyer and more likely to complete the transaction.


Will AI Replace Estate Agents?


No. And here’s why: property is emotional. No algorithm can tell you how a home feels when the afternoon sun hits the kitchen tiles, or what it’s like to walk the kids to school through a historic Sussex village lane.
AI can prep you with great questions, but it can’t walk you around a home, gauge your reaction, or explain why the seller is especially motivated this month. That’s where we still add real, human value.

How to Use AI to Your Advantage


If you're buying in Sussex (or anywhere, really), here are a few tips:
Ask your AI assistant to help you build a checklist of questions before each viewing.
Use it to research neighborhood data, from schools to planning applications to internet speeds.
Don’t forget the human part—Call your estate agent and ask the questions AI can’t answer. Like how flexible the seller is, or what the neighbours are like.

The Future is Hybrid


We’re not in competition with AI, we’re working alongside it. It helps buyers ask better questions, and it helps us be better agents. The future of house hunting, at least here in Sussex, looks like a hybrid of high tech tools and old fashioned local knowledge.
